We have estimated trip generation for three development scenarios as follows: o The full site developed with housing at 8 units per acre o The full site developed with office space using a Floor Area Ratio of 22% o The Proposed development which includes: ■ Housing on Lot 5 ■ A Self Storage facility on Lot 4 ■ Retail on Lots 2 and 3 Trip generation is based on the recommended. practices and data in the Trip Generation Manual, 9* Edition, published by the Institute of Transportation Engineers. Trip generation for scenario 1 can be shown in Table 1. Development would result in approximately 167 dwelling units which would generate 1589 trips per day and 167 during the PM peak hour. Trip generation for scenario 2 can be shown in Table 2. Development would result in. approximately 201,000 SF of retail space which would generate 2217 trips per day and 299 during the PM peak hour. Table 2 - Scenario 2 Trip Generation Trip generation for scenario 3 can be shown in Table 3. Development would result in approximately 49 single family dwelling units, 1.83,000 SF of Self Storage, and 35,000 SF of office space which would generate 1313 trips per day and 149 during the PM peak hour.
