Ventana Commons Subdivision
Project Narrative
Ventana, LLC, hereby applies for the final plat of Ventana Commons Subdivision, 70 single-family
residential lots and 5 common lots on 18.21 acres.
The property was annexed under Ordinance No. 05-1129, recorded as Instrument No. 105014062,
records of Ada County, Idaho. A development agreement was not required as a condition of
annexation.
The property is currently vacant; to the west of the site is Paramount Subdivision; to the south is
Joint School District No. 2; to the east and north of the site are previous phases of Ventana
Subdivision. The gross density of the final plat is 3.84 dwelling units per acre, with a net density of
4.83 dwelling units per acre. The minimum property size is 6,388 square feet, with the average
property size being 7,904. Open space provided in this phase equals 1.79 acres, or 10.17 percent. A
pool and clubhouse were constructed in a previous phase of the development.
The preliminary plat was approved by the Meridian City Council on September 2, 2014. The final
plat is in conformance with the approved preliminary plat and meets all requirements or conditions
thereof, The final plat conforms with all requirements and provisions of the UDC and was prepared
in conformance with acceptable engineering, architectural and surveying practices and local
standards.
