I want to first thank you, Staff and the City for your professionalism and consistency with respect to the City Code and Comprehensive Plan Goals. This is a cornerstone of, good planning principles and fairness. That said, we are in agreement with all City of Meridian and ACHD conditions of Approval less the proposed condition (as recommended by the P&Z Commission) to install a portion of sidewalk and/or temporary pathway (at the time of Phase 1) north along Phase 11. Our reasoning is that at this time (and the foreseeable future) there are no other improvements in this area to connect to thus the walk/path would be built to nowhere. Further, installation at this point would inhibit our ability to continue active farming of the land until such time we construct Phase II (projected 1 year following Phase 1). Active agricultural use of the land until Development should be strongly supported. In addition, I am attaching (in following emails - due to file size) the current/updated Preliminary Plat that address all other conditions and Staff comments as well as several renderings of the site landscaping, product types and perspectives of the project at full build out.
