Dear Mayor and Council,
As representative for Hot 1 LLLP, please accept this application for the Scentsy Commons Subdivision
Final Plat, located at 2701 E Pine Ave, which is on the Southwest corner of Eagle and Pine Streets in
Meridian, Idaho. This application includes a final plat for 7 commercial lots. The property contains
60.7 +/- acres zoned C -G/1 -L and currently has water, sewer, joint trench and pressurized irrigation
constructed to and sized in anticipation of this use. There is a Development Agreement associated with
the land outlining opportunities and constraints which we have adhered to.
This letter is included with the land use application for final plat, together with filing fees and various
exhibits. The enclosed application has been submitted in accordance with the requirements of the
Meridian City Unified Development Code. The submitted final plat has been designed in compliance
with the UDC. It also conforms to acceptable engineering, architectural and surveying practices and
local standards.
A portion of this property was rezoned (RZ-07-010) from 1-L to C -G in 2007 as part of the Pinebridge
development. A development agreement was required with the rezone, recorded as Instrument No.
108022893. A preliminary plat (PP -07-008) was approved that incorporated the subject property. The
submitted final plat conforms to the approved preliminary plat and all conditions thereof as outlined in
Case No. PP -12-012.
We are not submitting construction improvements with this final plat application as we will utilize the
existing improvements. Therefore no construction drawings, drainage calculations, or other items listed
in the construction portion of the checklist are applicable.

Drainage has been handled by on-site detention areas and is designed to the standards of all
appropriate regulatory agencies. A pressure irrigation system has been constructed as part of the
development, which providing irrigation for the landscaping within the development.
The landscape/open space far exceeds the city requirements and we think the common areas within the
site will be a highly used area for Scentsy employees as well as others. Within the common area open
space there are several water features, extensive pathways, berming along Eagle and Pine Avenue and
extensive plantings that frame out the parameter and define the interior of the project. As the required
landscaping is already installed and exceeds the required minimum for the site, including the
landscaping along Pine Avenue, landscape plans are not included with this application. In lieu of
submitting the landscape plans with the application, a final as -built landscape drawing will be submitted
once complete.
In conclusion, the Scentsy Commons Subdivision is a quality addition to the City of Meridian. We
