Applicant Response to Staff Report PZMachelle Hill From: Sonya Watters Sent: Thursday, October 16, 2014 8:59 AM To: Holly Binkley; Jacy Jones; Jaycee Holman; Machelle Hill Subject: FW: Hill's Century Farm AZ -14-012; PP -14-014 Staff Report - Applicant Response From: Mike Wardle [mailto:MWardle@brightoncorp.com] Sent: Wednesday, October 15, 2014 3:14 PM To: Sonya Watters Cc: David Turnbull; Jon Wardle Subject: Hill's Century Farm AZ -14-012; PP -14-014 Staff Report Sonya, We concur with staff's recommendation for approval of Hill's Century Farm Subdivision (AZ-14-012/PP-14- 014)—and with the recommended conditions of approval—subject to the qualification proposed in the "Applicant Response" below concerning specific conditions of approval: - Site Specific Conditions 1.1.1.b & 1.1.2.j require removal of the Lachlan Street access to Eagle Road when a second permanent access is provided to the northwestern portion of the project. - Condition 1.1.2.11 requires the extension of E. Highlander Drive to the north boundary of the site. - Condition 1.1.2.m relates to relocation of the street stub to the north of Block 5. - Conditions 1.1.1c & f, Conditions 1.1.2.g & h, and Conditions 1.1.3.b & e concern pedestrian pathways. Applicant Response: While we concur with the intent of these conditions, the required changes, particularly the first two noted citations, may result in a nominal increase in the number of lots. Because Conditions 1.1.2 & 1.1.3 require the modifications to be made "prior to the City Council [hearing]", we request the Planning and Zoning Commission to provide the following, or similar acknowledgement in its recommendation to the City Council: "That the number of lots in Hill's Century Farm Subdivision shall be as proposed in the preliminary plat application, or the number of lots generated by the changes required by the conditions of approval."
