Thomas Coleman and I reviewed the Jump Creek project and have the following comments:
1. More effort should be made to provide better lot size transitioning next to the Oaks North development.
There appears to be a significant discrepancy in lot sizes.
2. Coordination will be critical on the relocation and design of the Creason Lateral. We made effort to maintain
the historical alignment of facility due to grade concerns. We recommend the applicant's engineer coordinate
with the Creason Lateral Association and the Oaks engineer on alignment and design depth.
3. The multi -family component at the southeast corner looks like an after -thought. There is a lack of cohesion
with the overall plan. Minor design changes would allow for better integration into the project.
4. The intersection of McMillan and Black Cat should have some feature that creates a sense of place.
S. Consolidation of the end block open space with micro -paths would create more useable and beneficial open
space.
6. Stub streets should intersect at 90 degrees due to ACHD policy manual design requirements.
7. It was our desire with the Oaks project to provide premier community and establish a higher standard for
development. We would like to encourage others to strive for more pedestrian friendly and livable
communities.
