Final Plat Narrative
Dear Sonya:
On behalf Archer Farm Properties, LLC, we are pleased to submit the attached application and required
supplements for the final plat of Archer Farm Subdivision. Please accept this letter as the required written
narrative regarding the project.
This project is located at 4660 North Meridian Road in Ada County, Idaho. The parcel includes 4.93 acres
and currently houses a farm house and outbuildings in various stages of demolition or removal. The site
was annexed into the City of Meridian with a zoning designation of R-8 to accommodate this single-family
residential development.
Consistent with the approved preliminary plat, the attached final plat includes 21 total lots, of which 20 are
buildable and 1 is common. This reflects a gross density of 4.06 units per acre and a net density of 5.22
units per acre, both of which comply with the current Comp Plan designation and R-8 zoning regulations.
The developer has also provided a 25' landscape buffer along Meridian Road as required by current City
policies.
The final plat for this project is in conformance with the approved preliminary plat and meets the
requirements and conditions of approval thereof. In addition, this final plat conforms to the requirements
and provisions of the UDC, as well as acceptable engineering and surveying practices and local standards.
