Facility
Dear Mayor and City Council,
We are in receipt of the Staff Report for this above referenced project. We are in
general agreement with the conditions of approval with the following clarification and
proposal.
Section B. Conditions of Approval paragraph 1.2.3 (3rd bullet) Reduced East Side
Setback
From the conception of this project and a minimum of four neighborhood meetings, this
project required a reduced setback to the East boundary to be viable. The quick history
is that we met with the neighbors to discuss a storage facility or an apartment project for
this high end land parcel. It was discussed that the storage facility would require a
reduced setback and we did provide written neighbor approvals in the application. The
neighbor approvals were based on reducing the set back to 10' (identical to our last
Citadel facility on Chinden and Saguaro Hills) for consideration of the applicant installing
2 trees and shrubs per home. There was some confusion with this at the P&Z
commission hearing so I went back to the neighbors and met on July 9, 2014. That
meeting was fully attended and the neighbors stand by their original agreement
supporting a self -storage facility as well as the reduced setback to 10'. This will be
substantiated during the public testimony portion of the city council hearing. We
respectfully request that this condition to reduce the east boundary setback to 10' be
supported by City Council.

Section B. Conditions of Approval paragraph 1.2.5 b) West Elevation Enhancement
In our many meetings with staff we did take their design comments to heart regarding
the Eagle Road esthetics. We took these comments seriously and came to our opinion
that the money expended would be better served to enhance the office structure that is a
prominent feature on Eagle Road. We redesigned the office to provide additional
elements from roof changes to pop outs, all in an effort enhance the architectural
appearance from Eagle Road.
• City Staff is recommending that the two (2) block parapets adjacent to Eagle
Road be increased from 25 feet long (as submitted) to 50 feet.
• We are recommending that the in lieu of increasing an already esthetically
pleasing parapet that we are allowed to enhance the office building as submitted.
We request that the City Council approve our enhanced office design, in lieu of
lengthening the parapets, to upgrade the esthetic appearance along Eagle Road.
Thank you for the opportunity for our team to bring another great Citadel Storage facility
to Meridian, Idaho.
