The project includes 6 single-family residential building lots, one common driveway lot and one common open space lot. The residential lots will be accessed by a proposed common driveway connecting to the existing N. Treehaven Way. The common driveway length and turnaround configuration has been approved by the Meridian Fire Department. Public utilities will be extended into the subdivision from the existing main lines in N. Treehaven Way. A landscape plan is included in this submittal package. The majority of the site is already landscaped per UDC standards. The proposed landscaping, approved with the Preliminary Plat, is associated with the parking area and pool facility and shall comply with UDC standards as verified during the Certificate of Zoning Compliance process for the pool. The landscaping associated with this submittal is limited to the park strip between the curb and sidewalk along the project frontage on N. Treehaven Way. Noe Phone: 208.850.4926 Fax: 208.939-8602 As requested I observed a soil test pit on the Center Community Subdivision site. A map is attached that shows the GPS location of the test pit along with a detailed description of the soil profile. This soil is similar to many of the others 1 have observed and reviewed on this landscape position on nearby properties. The upper profile is mostly loam, silt loam and fine sandy loams to a depth of more than 12 feet where extremely gravelly sand, known as "pit run" which extends to depths more than 15 feet. Deep borings show the free -drained substratum material is 50 to 75 feet thick. Estimated permeability values are provided in the profile description for each layer delineated. There was no evidence of wetness or free water present in the profile. Historical monitor data collected on adjacent properties shows groundwater to be deeper than 15 to 25 feet. Well logs support groundwater depths and thickness of the free -drained pit run material. These soils should work well for the design and construction of a storm drain facility.
