Broadway St. Meridian, ID 83642 Re: Southern Highlands Phase 1 Dear Ms. Waters: We are pleased to be submitting the first phase of Southern Highlands Subdivision which is generally located west of Eagle Road and south of Amity. The project has frontage on Taconic which has mature landscaping. The preliminary plat, rezone, and annexation for this project were approved at the end of 2013. The project is approved for 169 residential lots. Lots are to be a minimum of 12,000 sf across the site. Our first phase has 47 Residential lots — many of these are over % acre in size and many are view lots. Phase 1 includes approximately 28 acres of which 3.66 acres will be common space and street buffer. This phase includes a Park with a Shelter Tot Lot and parking with walks. Phase 1 also generally abuts a portion of Black Rock Subdivision — specifically Lots 17 through 23, Block 1 of Black Rock. There are specific requirements as to the height of future houses in Southern Highlands in respect to the said lots in Black Rock. We have adhered to these requirements and show the finish floor elevations of the Black Rock houses and lot elevations for adjacent lots in Southern Highlands. We have included a grading plan depicting this. We have spent time with the neighbors and have surveyed their house elevations as well as the roadways adjacent to their houses. This phase also has 4 lots that are at the end of existing S. Graphite Way — these lots feel like they are a part of Existing Black Rock and BHH has agreed to have these lots be compliant to the CC&R's for the Black Rock Subdivision. As stated above there are lots which are set up as premier view lots. These lots will have approximately 20' of elevation advantage over the adjacent lower lots — lots have also been offset to help preserve the view cooridor.
