Isola Creek LLC hereby applies for a final plat of 50 single-family residential lots and 4 common
lots on,16--7T acres for Isola Creek Subdivision No. 2.

Portions of Bridgetower Crossing Subdivisions Nos. 2 and 3 are north and east of the site,
Bridgetower Subdivision No. 1 and Hartford Subdivision are south of the site, and Isola Creek
Subdivision No. 1 is west of the site. The gross density of the final plat is 3.09 dwelling units per
acre, with a net density of 3.80 dwelling units per acre. The minimum lot size is 8,578 square feet,
with the average property size being 11,014 square feet. The primary amenities, including a pool
and pool house, were constructed in the first phase of the project.
The preliminary plat was approved by the Meridian City Council on December 18, 2012. Isola
Creek Subdivision No. I was recorded on November 12, 2013, The final plat is in conformance
with the approved preliminary plat and meets all requirements or conditions thereof. The final plat
conforms with all requirements and provisions of the UDC and was prepared in conformance with
acceptable engineering, architectural and surveying practices and local standards. The property was
annexed under Ordinance No. 13-1545. The applicant entered into a Development Agreement,
recorded as Instrument No. 113021828, records of Ada County, Idaho.
