RE: Heritage Grove Subdivision (No.1) - Final Plat
Dear Mayor and Council,
This application is for the first phase of Heritage Grove Subdivision located at the NW corner
of Locust Grove and Ustick. This first phase consists of thirty-three (33) single family lots:
eleven (11) traditional lots, eight (8) alley lots
landscape -common lots. The preliminary
plat, PUD, rezone and DA were approved by
the Council on April 1S, 2014 (Heritage
Grove Subdivision - AZ -14-003; PUD -14-
001; PP -14-001 and MDA -14-001). This
final plat complies with those approvals,
the UDC, and acceptable engineering and
surveying practices and local standards.
The balance of the berm along Locust Grove
and Ustick though not incorporated into
this plat as a lot will be constructed concurrently with this phase as required.
Lots 31, 32 and 33 Block 6 of the preliminary plat have been combined into one lot for this
final plat (Lot 7 Block 7). This lot will include the clubhouse and a storm water detention
area. This detention area will include grass throughout (including the bottom and sloped
areas) and fully incorporated into the landscaping around the clubhouse.

At your suggestion I am submitting this application for alternative compliance regarding the
type and location of fencing between alley houses and alley -mew houses with in Heritage
Grove Subdivision. In an effort to create as much private, outdoor living space for the
residence of each alley and alley -muse house we are utilizing side yard easements so that
these residents can more fully use the spaces between houses. These easement areas need
to be private in for the residents of this 55+ community to maximize the livability. The
graphic below illustrates how these easements work.

To whom it may concern,
This letter is to state that no groundwater was observed within three feet (3') of the finished
centerline of the roads designed in the above referenced subdivision.
A geotechnical investigation was conducted for the subject property by Geoengineers in
September of 2007. A report was prepared by Geoengineers and sealed by Steven Richey, PE
on 9/4/2007. The report states that no evidence of groundwater was found to a depth of eight
to 12 feet at various locations on the property. Subsequent monitoring of subsurface
piezometers on the site confirmed their observations.
