Subject: Timber Grove — PP -14-007, CUP 14-006, MDA -14-007
With respect to the staff report for the above referenced application we are requesting the
following modifications/changes:
• Landscape/alternative compliance on page 5 of the staff report states "applicant is
proposing a 30 feet wide landscape buffer along the southern portion of the
development". We ask that this be noted as a 30 feet wide buffer along Center
Point Way and not the south property line of Timber Grove. This is the intent of
the staff report but the wording could lead to confusion.
• Conditions for the preliminary plat require cross access between Timber Grove and
the lot (Lot) located directly south, through a shared driveway on the Timber
Grove site. However, both the preliminary plat and landscape plan show a 5 foot
landscape buffer on the south property line with no paved access to the adjacent
Lot. We ask that a 25 foot paved drive lane be connected to the adjacent Lot.
• The commercial lot south of Timber Grove shall only be required to provide a 5
foot landscape buffer along its north property line.
