HomeMy WebLinkAboutApplicant Response to Staff Report PZoAC H HOMES RESPONSE TO STAFF REPORT HEARING DATE: June 19, 2014 TO: Planning and Zoning Commission FROM: Randy Rindlisbacher, Bach Homes Lars Anderson, Project Engineering Consultants (PEC) SUBJECT: CUP 14-001- Regency at River Valley Phase 2 Thank you for your efforts in compiling the Staff Report. This response identifies a few items that we request to have modified or removed from the Staff Report. 1.1.4 The applicant shall provide amenities as shown on the site/landscape plan in accord with UDC I 1-3G-3, including a playground with play equipment and a rubber playing surface. The applicant requests the requirement for rubber playing surface be removed. The applicant will still meet soft fall requirements. 1.1.10 A cross -access easement shall be granted to the property to the north at the northwest corner of the site. The applicant requests the requirement for across access agreement be removed. The applicant has experience on similar projects considerably more crime, especially theft, when access is provided at the rear of the property not accessing a public road. It is more difficult to monitor for both safety and security. Where this site is adjacent to Records Road, it is more feasible for residents to use the roadway to access future development than the residential property. 1.2.16 Construct a berm or berm and wall combination consistent with the standards in UDC 11 -3H - 4D. The applicant requests the requirement for a berm to be removed. 7.1.6 Submit the bridge plans for the crossing of the South Slough (Allys Avenue/Records Way) for review and approval prior to plan approval and signature on the final plat. The applicant requests the requirement for bridge plans for the crossing of the South Slough (Allys Avenue/Records Way) be modified. The applicant requests that Centercal be identified as the responsible party to submit the bridge plans if they improve the road first. Thank you for your consideration.
