The Oaks South Subdivision No. 2
Final Plat Project Narrative
Coleman Homes Inc. hereby applies for a final plat with 43 total lots consisting of 34 single-
family residential lots and 9 common lots on 11.23 acres for The Oaks South Subdivision No. 2.
The subject site lies south of W. McMillan Road and west of N. Black Cat Road. All structures will
be removed in June 2014. North of the site is The Oaks South Subdivision No. 1; south of the site
are future phases of The Oaks South; Oakcreek Subdivision No. 3 is east of the site; and west of the
site is more property proposed as part of the overall development. The gross density of the final plat
is 3.03 dwelling units per acre, with a net density of 3.72 dwelling units per acre. The minimum
property size is 9,360 square feet, with an average lot size of 10,558 square feet.
The preliminary plat was approved by the Meridian City Council on December 17, 2013. The
central park, pool facility and pressure irrigation pond are being constructed with The Oaks South
Subdivision No, 1. The final plat is in conformance with the approved preliminary plat and meets
all requirements or conditions thereof. The final plat conforms with all requirements and provisions
of the UDC and was prepared in conformance with acceptable engineering, architectural and
surveying practices and local standards. The property was annexed under Ordinance No. 14-1602,
which was recorded as Instrument No. 114030973. The applicant also entered into a modified
Development Agreement, recorded as Instrument No. 14030972, records of Ada County, Idaho.
