At that meeting, the Council continued the public hearing to the June Yd meeting. The Council requested staff work with the applicant to include provisions in the development agreement (DA) that will ensure a transition between the adjacent rural neighborhood and the proposed TN -R and TN -C zoned areas through open space and/or zoning. Based on discussions with staff and testimony at the Council hearing, the applicant has submitted revised DA provisions that address the concerns of the neighbors and the City Council. Staff' is in agreement with the changes proposed by the applicant (see attached revised DA). The Council also requested information from ACRD on what might occur in the future in this area in regard to street and/or sidewalk improvements. Christy Little provided the following information: • There is currently curb, gutter and sidewalk along the north side of Waltman Lane from Linder Road to the west side of the school site. • There is not curb, gutter and sidewalk on the north side of Waltman Lane in front of the three parcels between the school site and the Ten Mile Center site which consists of approximately 450 feet. • An option to complete these off-site improvements may be to ask the developer to complete the improvements and ACRD could reimburse them (Developer Cooperative project). • There are no plans to improve or widen the south side of Waltman Lane.
