This phase will match the original phase adjacent on the South in materials, design and spatial context. This proposed phase comprises of three buildings arranged in an "U pattern, totaling 96 units on 3.52 acres of land. Provided parking includes required ADA stalls and limited garage storage within 96 covered stalls and 83 open stalls. Amenities for the site include a children's playground and park benches at appropriate locations along sidewalks. The landscape includes an attractive variety of approved deciduous shade trees, as well as shrubs and perennials smartly planted in accordance with street and building setbacks. There are 560 linear feet of street frontage with 26 street trees. The street buffer adjacent to Record Drive is at a minimum of 20'-0". There are no existing trees or structures on site to be preserved or removed. The design of the proposed phase complies with all requirements and provisions set forth by the UDC. All proposed layouts and designs comply with standard engineering, architectural, landscape architectural, and surveying practices. No variances are being requested.
