This letter is to confirm that the Director tentatively approved your property boundary adjustment application for
the subject property.
In accord with UDC 11-613-8C.2, the applicant or owner shall have one year to complete the following tasks:
a. Cause the property to be surveyed and a record of survey recorded;
b. Execute and record the necessary deeds to accomplish the property boundary adjustments as approved;
c. Obtain new tax parcel numbers from the Ada County Assessor; and
d. Provide copies of the recorded record of survey, recorded deeds, and the new tax parcel numbers to the
director.
Upon determination by the Director that the final property boundary adjustment is in conformance with UDC 11-
6B-8, a letter of approval will be issued. If you should have any further questions regarding this matter, please

Re: Narrative of Property Boundary Adjustment
Regency at River Valley — Phase 11 is a proposed extension of the existing multi -family
community located at East River Valley Road and Records Road. It is the desire of
Bach Homes, Project Engineering Consultants, and Mr. Bart Bryson that the
undeveloped Parcel "A" shown on the property boundary adjustment record of survey
be included as part of the existing Regency at River Valley subdivision for development.
With relationship to the existing subdivision, this boundary adjustment would include the
following:
Approximately 130 feet north from the south-east corner of the aforementioned existing
subdivision (with regard to the newly deeded right of way on Records Road), the
addition would extend from the original site in the northward direction approximately
447.34', then westward for approximately 680.75' until it once again meets the property
boundary of the existing subdivision site. For precise metes and bounds, please
reference the above mentioned record of survey included in the submission.
This inclusion of approximately 3.5 acres to the current subdivision property boundary
will add ninety-two (92) more units within three (3) four-story buildings. All buildings, site
furnishings, and amenities would are designed in similar styles and form to those
existing. Vehicular access between each phase parking lot has been included on both
the south-east and north-west sides. Design will comply with municipal code
requirements and applicable discipline -specific best practices.
Parcel B (as shown on the record of survey) would remain in the possession of Mr.
Bryson at this time.
