NARRATIVE FOR
KNIGHTHILL CENTER SUBDIVISION
FINAL PLAT
This final plat is for five commercial lots on approximately 9.11 acres at the southwest
corner of N. Linder Road and W. Chinden Blvd. On January 21, 2014, the city council
approved the associated preliminary plat (PP -13-031) and a modified development
agreement (MDA -13-019).
The proposed plat is in general conformance with the approved preliminary plat. A
minor difference is the treatment of the landscape buffers adjacent to N. Linder Road
and W. Chinden Blvd. Instead of utilizing common lots as shown on the preliminary
plat, the final plat offers easements to accommodate the landscaping. The landscaping
will be maintained by a common entity.
The proposed plat is in conformance with the approved modified development
agreement (MDA). Lot development will also conform with the MDA. Additionally, as
requested by ACHD, a public turn -around easement is detailed at N. Gertie place at the
south boundary. The plat also includes water/sewer easements for the proposed water
and sewer systems.
The proposed plat is in conformance with the applicable provisions of the City's UDC.
As implied by our surveyor's signed seal placed upon the plat, the plat conforms with
acceptable surveying practices and local standards. Additionally, the attached signed
and sealed infrastructure plans comply with the standard of care.
