Van Auker, please accept our final plat application for the Olson and Bush Subdivision No. 3. This project is located west of Olson Koad between Franklin Rd and Lanark Street. The property is approximately 12.91 acres and is currently agricultural property with a single family residential home, outbuildings, two commercial buildings and three vacant light indush•ial lots. The applicant intends to develop the property as a light industriallcommercial subdivision with seven building lots, six light industi-ial properties and one limited office lot. The applicant is proposing a gross density of 0.54 units per acre. The development is compatible with the surrounding area as the frontage along Franklin road is zoned as C-G and the remainder is I-L, Due to the small number of lots and their proximity to Franklin Road and );agle Road, traffic impact from this development wiil be minimal.
