The City would like one of those wet! sites to be located in Settlement Bridge and we are happy to continue to work with the City m try to make a well site available. Len, we look forward to the water modeling analysis that you wiL do during next week It is our understanding that this information will help determine tite actual number of additional home sites allowed on the exiadng system prior W the installation of any additional wells or alternative aolutious, This information will be helpful and necessary in drafting either a development agreement for Settlement Bridge au6diviaion, or drafting a non-build agreement similar to what the City used in Edinburgh subdivision that provides for the number of homes that can be built prier to an additional water supply in the area (see the existing condition of approval X25), The conditions of approval ~ they exist era acceptable ro us (and we understand also acceptable to the City) with these solutions in the works. However, the City may want to consider modifying condition X25 to mote directly stela the need to restrict the building pernti~, if fire flow standards are not met. If it has been determined that the number of building pertaits in phase one is okay once Lan has completed the water modeling analysis, but future phases are not acceptable, then the appropriate restriction would be placed on the furore phases with a nou-build agreement recorded and noted on the plat. This non-build agreement would not be released until there is adequate water supply. The details of the non-build agreement da not seed to be specified at this time as these details will be captured in a future development agreement for Settlement Bridge. Other than this clarification, no other changes to the conditions of approval regarding the wed site are necessary for the hearing next week. We are in agreement with everything as stated above. Please advise us if any of this information captures our mutual understanding as soon ae possible. We Imow that there is another Council meeting on the 9'", and that the City staff needs to have something in the Council's packet by Thursday.
