RG: Revised Saguaro Canyon Legal Description

Pursuant to our cottveisation with Anna Powell eazlier this week,] am submitting the
attached revised legal description for the Saguaro Carryon Annexation- The 24-foot wide _
access road pruviding~onnectivity from the Boyack Parcel to Meridian Road has been
added to the legal description to provide froatage for the Sacrc lot,
In addition to the revised legal description we are requesting that the 24-foot wide access
toad be considered the mitrimum lot frontage for the Boyack parcel. The reduction in
minimum lot frontage should be added to the other reductions requested in the Planned
Development.
I have spoken to the Fire Depazunent about this access and they will require it to be
constructed to support a 70,000 Ib vehicle and an approved turn around will recd to be
constructed on site. The fire Depattntent also has concerns regarding the size of the
hottse, and has requested that it be resuricted to less than 3,600 square feet (inoluding
gam8e)•
Only one home is being requested at this time and any additional homes on the Boyack
property will have to wait for municipal services to be provided from later phases of
Saguazo Canyon.
We recognize the need to notify all property owners with a 300' radius ofthe new portion
of the legal description and that the noticing will delay the Ciry Counci I's Public Hearing.
We would ask that you begin noticing the propertyowpets as quickly as possible in order
to limit the delay caused'by the introduction of the revised legal description. Please
consider this a request to continue or ritble to a specific date for all of the public heariags
related to Saguaro Canyon until they can be heard together.
