Watertowet, Ste 200 Meridian, IIJ 83642-2600 DATE:' February 4, 2004 RE: Revised Saguaro Canyon Legal Description Deaz Srad, Pursuant to our cronveisation with Anna Powell eazlier this week, i am svbrnitting the attached revised legal description for the Saguazo Carryon Annexation. The 24-foot wide access road providing comeetivity from the Boyack Parcel to Meridian Road has been added to the legal description to provide finntage for the 5-aCrc lot. In addition to the revised legal description we are requesting that the 24-foot wide access toad be considered tJte minimum lot frontage for the Boyack parcel. The reduction in minimum, lot frontage should be added to the other reductions requested in the Plaruted Development. I have spoken to the Fire Department about this access and they will require it to be constructed to support a 70,000 Ib vehicle and an approved turn around will need to be constructed on site. The Fire Depattmettt also has wncelas regarding the size of the house, and has requested that it be restricted to less than 3,600 square feet (including ga+'a8e)• Only one home is being requested at this time and any additional homes on the Boyack property will have to wait for municipal services to be provided from later phases of Saguazo Canyon. We recognize the treed to notify aL1 property owners with a 300' radius of the new poctiott of the legal description and that the noticing will delay the Ciry Council's Public Hearing. We would ask that you begin noticing the property'owners as quickly as possible in order to limit the delay cavsed'by the introduction of the revised legal description. Please consider this a request to continue or table to a specific date far all of the public hearings related Io Saguaro Canyon until they cart be heard together. 33552 W.
