~, Revised Saguaro Canyon Legal Description

Pursuant to our conversation with Anna Powell earlier this week,] am submitting the
attached revised legal description foz the Saguaro Carryon Annexation. The 24-foot wide
access road providing-connectivity from the Boyack Parcel to Meridian Road has beat
added to the legal description to provide tiontage for the 5-acrc lot.
In addition to the revised legal description we are requesting that the 24-foot wide access
road be considered the minimum lot frontage for the Boyack parcel. The reduction in
minimum lot frontage should be added to the other reductions requested in the Planned
Development.
I have spoken to the Fire Deparunent about this access and they will require it to be
consn-ucred to support a 70,000 Ib vehicle and an approved turn atrovnd will aced to be
constructed on site. The Piro Dcpartntent also has concerns regarding the size of the
house, and has requested that it be restricted to less than 3,600 square feet (including
g~8e)•
Only one home is being requested at this time cad any additional homes oa the Boyack
property will have to wait for municipal services to bo provided from later phases o('
Saguaro Canyon.
we recognize the need to notify all property owners with a 300' radius ofee new portion
of the legal description and that the noticing will delay the Ciry Cotmci I's Public Hearing,
We wovId ask that you f+egin noticing the property owners as quickly as possible in order
to limit the delay caused by the introduction of the revised legal description, Please
consider this a request to continue or ffible to a speafic date for all of the public hearings
related to Saguaro Canyon Inuit they can be heard together,
