It is the intent to permit home occupations in residential dwellings which do not change the appearance of the residence nor the
conditions of its residential character. The following conditions shall apply: (1) No person other than members of the family residing
on the premises shall be engaged in such operation; (2) The use of the dwelling unit for home occupation shall be clearly inci-
dental and subordinate to its use for residential purposes by its occupants and not more than twenty-five percent (25%) of floor
area of dwelling unit shall be used in the conduct of the home occupation; (3) No article shall be sold or offered for sale on the
premise except such as is produced by the occupants on the premises and no mechanical or electrical equipment shall be installed
or maintained other than such as is customarily incidental to domestic use; (4) No significant traffic shall be generated by the con-
duct of such home occupation, and any need for parking generated by the conduct of such home occupation shall meet the off-
street parking requirements as specified in City Ordinance and shalt not be located in a required front yard; (5) No equipment or
process shall be used in such home occupation which creates noise, vibration, glaze, fumes, odor, or electrical interference
detectable to the normal senses off the lot if the occupation is conducted in a single family residence; (6) In no way shall the
appearance of the residence be altered nor the occupation be conducted in a manner which would cause the premises to differ from
its residential character in the use of construction, lighting, signs, and in the emission of noise, fumes, odors, vibrations or elec-
trical interferenc .

I am withdrawing my objections to the application made by Jennifer Yach for an Accessary Use Permit
for. the. operation of a Home Occupation for voice lessons out of her home at 655 $. Truss Ave:,
Meridian, Idaho.
I spoke with Mrs. Yoch and we agreed her business is not expected to have any detrimental. effect on the
neighborhood because:
1. She does not. plan to have her business generate more than one vehicle requiring off street. parking at a
time.
2. She does not plan for her business to generate noise that would be considered a nuisance by the
neighbors.
3. She plans to comply with the the requirements set by the subdivision's Master Covenants and
Restrictions.
In light of those assurances, I think my concerns have been adequately addressed.

This iS in regards to the application made. by Jennifer Yoch for an Accessory Ilse Permit-for the operation
of a Home Occupation for voice lessons out of her home at 655 S. Truss Ave., Meridian, Idaho.
My home is right next- to her property-and-therefore I am directly impacted by the plays.
I consulted the subdivision's Master Declaration of Covenants and Restrictions. According to Article 9.5,
"no business or home occupation, no noise, no exterior fires, na obstructions to pedestrian walkways, no
unsightliness or other nuisance shall be permitted to exist or operate upon any portion of the property so
as to be offensive_ ar detrimental to the property or to its occupants or residents or to other property in
the vicinity or to its occupants or residents ..."
I contacted. the manager of the subdivision,. Mr. David. Crandall, to. c3' .what. the_cavenant provision
means in terms of running home businesses. He said certain types of home businesses could be allowed in
the subdivision, provided these do not have any detrimental impact on residents of subdivision.
Specifically, he said, home-based businesses should not generate more than one vehicle requiring street
parkit~ at any.. one. time. Also, the. homes business should-not_ generate. noise. that could_be considered
nuisance to the neighbors.
Those two issues are my main eonce~ns.
I would have. no objection to Mrs. Yoch's plans. as long as she complies with the-provisi~ans of the
subdivision's covenants. If you decide to grant her the permit, I urge you to require her to comply with
the provisions of the. subdivision's covenants.

NOTICE OF APPLICATION
NOTICE IS HEREBY GIVEN, pursuant to the Ordinances of the City of Meridian
and the laws of the State of Idaho, that Jennifer Yoch has filed with the Zoning
Administrator of the City of Meridian an application for an Accessory Use Permit
for the operation of a Home Occupation for voice lessons out of her home at 655
S. Truss Avenue, Meridian, Idaho. Comments, either for or against, said
application must be filed with the Zoning Administrator within fifteen (15) days
after the initial publication of this notice and shall be addressed to Brad Hawkins-
Clark, Zoning Administrator, City of Meridian, 660 E. Watertower Ln., Suite #202,
Meridian, Idaho. If there are objections filed within the time allowed, the Planning
and Zoning Commission shall hold a public hearing on the application, after
proper notice, and may grant or deny the application after making and adopting
Findings of Fact and Condusions of Law.
The property at 655 S. Truss Avenue is more particularly described as Lot
10, Blodc 6 of Snorting Bull Subdivision No.1 ,Meridian, Ada County, Idaho.
Any and all interested persons are welcome and invited to submit
