As requested, by our January 27, 2004• phone conversation 1 tiave prepared an analysis of the
proposed Iaridscape lot"(Lot 1, BIoGc 43) ih Lochsa Falls iVq.'10 with the approved preliminary
plat {revision date 8-1-02). 1 have reviewed the modification and. do notfind that there has been a
slgnlfit:arit change from the. appraveil preliminary plat,to file proposed final plat,
The lot in question is Lot`1',. Block 43 {fka Lot?13, 61ock 19), it is;proposed with 43,258-sgtJare feet
{see"F_xtiibit A). The ptelirhinary plat was approved with 43,fi37-5gtiare feet {s®e Approved
Preliminary Plat). However, there has been.a change•irlLochsa Falls Nq: 7: which added open
space in the iandscape islands in the roadways entering ;the rgurldabput, that amounted in
approximately 5;361-square feet of additional open space (sge exhibit B}. The reason forfhe
reducedr'open spaceon Lol.1, Block43,was due.tothe relocation ofTigrtes AvenuefOrthe,rtothe
north; areduction of 6,379 square feet. However, ltwill increase a common lot,{Lot 19, BlocK 18),
in the approved preliminary"plat from 23,536-square feetto"51,506-square fast {see F~chibit C)-
The relocated roadway will irierPase a lof in the approved preliminary plat by27,962-square feet.
The overall landscape"area has not decreased:.. but will. see. an increase in a future phase of
Loehsa Falls Subdivision, A project of this size. w7i haul :minor changes. from the. approved
preliminary" platto the 'Ertel plat stage,. however, it is not our intention to decrease the amount of
-open space.. Therefore, ure believe thatLochsa Falls No: 10 significantly conformS.with the
approved preliminary plays opens space requirementvirittr°the modirioation to phase 7 and,a future
phase.
