Reserve No. 2 is located at terminus of E. Commander Street, west of Locust Grove and East of N.
Jericho Road. Reserve No. 2 is located between The Reserve Subdivision to the east and Arcadia
Subdivision to the west. The property includes two parcels and is approximately 5.02 acres. The
applicant / developer is ERD, LLC, and the property owner is B1, LLC. Both of these entities are owned
and managed by the same individual.

Overview
Reserve No. 2 is proposed for fourteen (14) detached residential lots and two (2) common area lots on
5.02 acres. Reserve No. 2 proposes to extend E. Commander Street through the neighborhood and will
connect with N. Jericho Road of the Arcadia Subdivision.
(Note: The Reserve Subdivision was approved in 2006 (FP -06-019) and contained 12 residential lots on
approximately 5 acres. The final plat was recorded and onsite development completed.
Subsequently all homes have been built in The Reserve Subdivision. The Reserve Subdivision
had 11.8% open space.)
Pre -Application Meeting & Neigbhorhood Meeting
A pre -application meeting was held with City of Meridian Planning Staff and ACHD Staff on April 9, 2012.

A neighborhood meeting was held at 6 p.m. on Thursday, April 26, 2012 at the residence of a property
owner in The Reserve Subdivision. Notices were sent to property owners on Thursday, April 19, 2012.
Seven (7) neighbors were in attendance. (See Pre -Plat Exhibit No. 8)

Meridian City requires an opportunity for a meeting between the applicant of a development proposal
and the residents / property owners of the neighborhood in which the development site is located. This
meeting is to be provided prior to formal submittal of the development application to the City. This is
not a public hearing, and public officials will not be present. This letter is such notice of an opportunity
to review and discuss the Reserve Phase 2 project.

Purpose
Reserve Phase 2 is located between The Reserve Subdivision on the east and Arcadia Subdivision on the
