Please allow the entitled monument sign for the Pinnacle Sports Grills exclusive use located at 2902 N Eagle Rd, to be substituted for Rosauers monument sign located just north of the existing Eagle Rd driveway. One sign per property not to exceed 20' OAH and 80 s.f in background area (5 signs along Eagle Road and 4 signs along Ustick Road) 2. Add the frontage of all the properties along the frontage (Eagle 1038' and Ustick 706'): a. .Based on a frontage calculation of 1038', Eagle Road would be allowed 1 sign not to exceed 35' OAH and 200 s.f. background area. Additional signs (20' OAH and 80 s.f. background area) shall be spaced a minimum of 150' .from any other sign. b. Based on a frontage calculation of 706', Ustick would be allowed 4 signs not to exceed 20' OAH and 80 s.f. background area. A 35' OAH sign would not be allowed along Ustick Road (there is not enough frontage). c. The PSP would need to be withdrawn by the developer. d. Planned Sign Program February 2008 1. All exterior signs shall be submitted to the Landlord's Architectural Review Committee for approval and written consent prior to submittal to the city for permitting. 2. Business owner/tenant shall submit to the committee full color renderings, to scale indicating the location, size, layout and design of the proposed sign(s), including all lettering andlor graphics. 3. Business owner.~tenant is responsible for all city and government permits relating to the signs. ~. T~~To main identification (center) signs are permitted for the development (3S' overall height and 200 square feet, see exhibit A). One will be located on Eagle Rd. and one will be located on Ustick Rd. In addition, each individual rr building rilay provide a monument sign, providing they have street frontage, as per attached designs and subject to committee approval (] 0' overall height and 70 square feet, see exhibit B). All monument signs must be of similar style and design. S. Wall signs are restricted to size allowances provided in the Meridian City Sign Ordinance. All wall signs shall consist of pan channel letters. Illumination may be internal, halo or exposed neon inside a pan. Secondary copy may be in the form of a bullet cabinet or sculpted cabinet for logos. . 6. No signs may be placed perpendicular to the face of the building or storefront, without the approval of the committee. 7. The design of all signs, including style, placement and height of lettering, size, color and materials, method of illumination and attachment shall be subject to committee approval. 8. Directional signs are permitted on a limited basis and are subject to approval by the corn~rrittee. DeveIoper,'Landlord reserves the right to put traffic, safety, andlor directional signs as needed. 9. No exposed lamps, tubing, animation, flashing or audible signs, conduit or brackets are permitted without the approval of the committee.
