This letter outlines my review and approval notes of the Planned Sign Program. The number and types of approved signage are as follows: Center Sign • One center sign was approved prior to this application. Wall Signs • One wall sign (Joltz Internet Cafe) was approved under this application. • Two wall signs were approved prior to this application. Franklin, Suite B . , ._ Meridian, Idaho 83642 Dear Suzanne: Attached is the new "Genesis Center Sign Standards" that have been required to bs implemented by the City of Meridian. All current tenants are in compliance with this standazd and any future changes in signage must comply with this standard. The lease agreement must be amended to incorporate this new sign standard. Therefore, any reference to "Signage" in your lease that does not comply with this new standazd is now null and void. Given the fact that all current signs aze in compliance, we hope and trust this will not cause any undue burden. Should you have any questions or comments, please feel free to give me a call. 4 Sincerely, Cleve Cushing ~ ~ Genesis Center Sign Standards This criteria has been established for the mutual benefit for alt tenants. Conformance will be strictly enforced and any non-eonfoEming or unapproved signs must be removed or brought into conformance at expense of tenant. A. GENERAL APPROVAL REQUIEMENTS: I. Tenant shall submit or cause to be submitted to the landlord for approval before fabricatioq at least two copies of detailed colored drawings indicating location, layout, design acrd color of the proposed signs, including all Lettering and/ or graphics with complete specifications and dimensions drawn to scale. 2. All permits for Tenant's signs and their installation shall be obtained by the Tenant or his representative and shall conform to all local building aad electrical codes as well as the criteria set forth hereafter. 3. All signs shall be designed, constructed and installed at Tenant's expense. 4. Tenant shall be required to fulfill all the requirements of these criteria. B. NUMBEi2, LOCATION, D1StGN AND CONSTRUCTION OF SEGNS: l . Tenant shall be permitted a maximum square footage calculated as 9% of that elevations wall area. Wall area shall be calculated at the height times the length of that elevation. 2. One tenant space on Monument sign shall be permitted if available. 3. Alt Tenant's identification designs, logos, copy and shapes shall require landlord's approval. 4. No exposed conduit, brackets, fasteners or wiring of any type will be permitted. S. Exterior signs shall be pan channel illuminated letters and not exceed allowed square footage. a. atl illumination shall be UL approved and have sign company's identification amp load and UL sticker in legible view from ground. 6. Total sign length shall not exceed 80°0 of tenant's linear feet of leased frontage. 7. Raceways and underscore cabinets will be allowed at landlord's discretion. C'. MISCELANEOUS REQUIREMENTS: 1. Tenant shall be responsible for the operations of Tenants sign contractors. Tenant and sign contractor will be liable for any actions committed during installation or service of signage. 2. Tenant or his representative shall be responsible for cost of maintenance, service, repair or replacement of Tenant's sign, time clock or electrical wiring. b. Tenant shall be required to keep his sign in working order and all surfaces shatI be maintained in good condition.
