The project appears to otherwise comply with the Meridian Comprehensive Plan if all lots are a minimum of five acres. An exception to our Subdivision Ordinance would be the excessive culdesac length. The Applicant will need to coordinate with the Meridian City-Rural Volunteer Fire Department to ensure that Uniform Fire Code and all Fire Department policies are met. The property, approximately 123.88 acres, is located in the NE 1/4 NW 1/4 of Section 26, T.3N., R.1 W., B.M. south of Victory Road and East of Ten-Mile Road and is zoned Rural Transitional (RT). There are no structures on the proposed subdivision area and it is currently being farmed. The southerly, boundary pfthe proposed subdivision coincides with Meridian City's Area of Impact boundary.. The Calkins ~.ateral crosses the lower third of the properly and forms the boundary for Meridian's Urban Service Planning Area. The property is surrounded by agricultural uses with a dairy farm to the east... To the South is additional property owned by Mr. Buckner, including his current personal residence and which is zoned Rural Residential. The proposed subdivision will split the property into 5 lots of minimum 5 acres size, 1 landscape. lot of 7,617 sq. ft. and one 94.16 acre lot with an existing home. Access is proposed by Public Street, proposed as Wrangler .Street. The Street extends to the.. southerly boundary of the 5 acre lots in order to allow access to the parcel to the south for future development. Sewer and water services will be by individual well and septic system. Preliminary Soils testing has been completed, on the property, including monitoring well installation, which indicates that septic. system approval by the Central District Health Department is feasible. Each lot will be provided with gravity flow irrigation water as required by Idaho and Ada County Code. 870 NORTH CINDER SUITE B ~ MERIDIAN, IDAHO 83642 ~ (208) 88?-7760 ~ FAX, (208) 887-7781 Three of the proposed lots fall within the Meridian Urban Service Planning Area.
