Watertower, Suite 202 Meri n, ID 83642 Attn:~Anna Powell Ms. Powell: September 12, 2003 Re: Wendy's / Starbucks TVBC BRS Project No. 03073.03 suant to the required September 10pre-application meeting with your staff, the ~licant, Wenco, respectfully requests Planned Development approval (through Conditional Use procedure) to construct three buildings, two of which will have e-throughs, on a single legal lot of record. site is located on the northwest corner of Eagle Road and Florence Street in Treasure Valley Business Center. The project is situated in the recently approved PUD (see CUP 02-036) south of the new Krispy Kreme facility and will utilize existing access points on Florence, Jewell, and Eagle Road The approved preliminary plat generally locates water and sewer service lines extending from existing main lines in Florence and Jewell,Streets. We believe this application is consistent with the Planned Development requirements and constitutes a Conditional Use as determined by city policy, is harmonious and consistent with the Comprehensive Plan, is harmonious in character with the general vicinity and will not adversely affect neighboring uses. The proposal is serviced with essential public facilities, will not create additional requirements at public expense and is a use that is not detrimental to persons, property or the general welfare.
