1. Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada
County Highway District and Meridian Ordinance. Dimensions will be determined by
the City Engineer. All sidewalks will be five (5) feet in width.
2. Proposed plat is in conformance with the City of Meridian Zoning & Subdivision
Ordinance and Comprehensive Plan.
3. Development will connect to City services.

Sprinkler heads must have matched precipitation rates within each control valve circuit.
Imeation Zones
Sprinkler heads irrigating lawn or other high-water-demand areas must be circuited so that
they are on a separate zone or zones from those irrigating trees, shrubs, or other reduced-
water-demand areas.
Overspray
Sprinkler heads must be adjusted to reduce overspray onto impervious surfaces such as
sidewalks, driveways, and parking areas.

Irri¢ation Required
All landscape azeas regulated by the City Landscape Ordinance (12-13) shall be served with an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.
Irrieation Water Source
Use of non-potable irrigation water is required when determined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a
separate water meter is recommended so the owner can avoid paying sewer fees for irrigation
water. Potable water shall not be used as a primary irrigation water source on non-residential
lots with more than '/z acre of landscaping. Year round water availability is also required by
connecting to city potable water or an on-site well as a secondary source.

MESSINA HILLS N0.2 SUBDIVISION
This phase will provide the link from one side of the Neighborhood to the other and will meet the
needs of the Meridian Fire Department. As a special note: Tuscany Development Inc. wish to
include a common lot for Club House and pool in this phase of the Development. This was not
apart of the originally approval however, Tuscany Development Inc. feel adding this amenity
will improve the overall development of Tuscany Lakes by better access to different amenities
throughout the Neighborhood. The Club House and pool would be located on Lot 2 Block 17,
which is located at the east end of Palermo Drive. This clubhouse and pool will improve the
developments amenities in this portion of the Tuscany Lakes Development.

1-17. We have designed the constructions plans to comply with all of those requirements as
they apply to this phase of development, with the following modifications:
Nampa & Meridian Irrigation Requirements
18. Land Use Change Application has been filed with the Nampa Meridian Irrigation
District.
Meridian Fire Department Requirements
1-9. This phase two of the Hills and Lakes will provide the connection the Fire Department is
looking for between Eagle and Locust Grove Roads.
