All signs will require a separate sign permit in compliance with the sign ordinance. ° ' ~ ~' Site Plan: The Site Plan is approved per Sheet Al (dated 1/15/O5, by ZGA Architects), stamped "approved" on 5/13/05, and per the 8 '/2 x 11" site plan. The site plan is not to be altered without`prior written-approval of the Planning and Zoning Department. Landscape Plan: The-Landscape Plan is approved per Sheet LS-1 (dated 1!24/05, by Harvest Design), stamped "approved" on 5/13/05, and per the 8 'h x 11" plan. The landscape plan is not to be altered without prior written approval of the Planning and Zoning Department. No field changes to the landscape plan are permitted; prior written approval of all material changes is required. Parkin: The parking area shall be paved and striped in accordance with MCC 11-13-4. Project engineer/architect shall certify that the number and size of handicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. r~ Irri a~ tion: An underground, pressurized irrigation system must be installed to all landscape areas per the specifications provided. Curbin :Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development. Sidew ~ s: All sidewalks shall be constructed as shown on the approved Site Plan and in accordance with the Meridian City Code requirements (MCC 12-5-2.K}. Sidewalks shall be constructed prior to occupancy of the permanent building. Handicap-Accessibility; The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. Trash Enclosure: All dumpsters and/or carts must be screened from view and not be visible by the public or from adjacent properties. Trash enclosures must be in the location and size as approved by SSC. ACRD Acceptance: Applicant shall be responsible for meeting the requirements of ACRD as they pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site pkan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy; All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the farm of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site Plan and Landscape Plan, stamped 5/13/05, are not to be altered without prior written approval of the Planning & Zoning Department. The initial phase of the project will contain two ~ ~ ~. shell and core buildings with split face block for the facade, parking, landscaping the two ` ~~ building areas and the entire road frontage along South Industry Way. The Second Phase of the project will add additional two buildings along with adding s parking and landscaping. The third and final phase will add two more buildings, parking t and complete the landscaping of the overall project. Any work in the public right-of-way requires a permit from the ACRD Construction` Division. You can contact the Construction Division at 387-6280 to obtain a permit to work in the right-of-way. Also, }f applicable, the applicant/ownershsll call the Construction Division to set up a date and - a time for apre-construction conference with the District prior to obtaining the right-of-way permit. 3.
