STATEMENTS OF COMPLIANCE
1. Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada
County Highway District and Meridian Ordinance. Dimensions will be determined by
the City Engineer. All sidewalks will be five (5) feet in width.
2. Proposed use is in conformance with the City of Meridian Comprehensive Plan.
3. Development will connect to City services.
4. Development will comply with City Ordinances.
5. Preliminary Plat includes all appropriate easements.
6. Street names do not conflict with City grid system.
7. All items noted on the preliminary plat checklist have been completed.

PRELIMINARY PLAT CHECKLIST
STATEMENT OF COMPLIANCE
WOODSIDE CREEK SUBDIVISION
6. Variance: No variances are required for this project.
7. Statement of Development Features: The proposed subdivision consists of fifteen (15)
single-family residential lots including one existing home, 4 common lots with one of
those being a micro path providing internal access to Chaparral Elementary School, and
one open space lot. One of the common lots provides a 25' wide landscape buffer along
the Ten Mile Road frontage. Woodside Creek is located at 1115 N. Ten Mile Road
between the Berkley Square Subdivision to the south and the Rod's Parkside Creek
Subdivision to the north. The proposed density of 3.50 dwellings per acre is with the
requested R-8 zoning.
All proposed streets are public and will be constructed to Ada County Highway District
standards with a 42 -foot right-of-way and a 29 -foot street section with curb, gutter and 5 -
foot sidewalks. The proposed streets will meet the improvement standards set forth in the
Meridian Subdivision Ordinance.
We are in compliance with the Comprehensive Plan and the requested R-8 zoning for this
site. The development will be subject to the dimensional standards of the R-8 zone. All
proposed residential lots in the development exceed the 6,500 square foot minimum lot
size and all lots meet the 65 -foot frontage requirement with the exception of corner lots
where the standard is 40 -foot frontages. There is one flag lot proposed in the subdivision
and it meets the 30 -foot minimum frontage requirement.
The common lot in the center of the subdivision is intended for drainage and landscaped
open space.
The applicant intends to provide pressurized irrigation to all lots. The system will be
designed and constructed to NMID standards. The system will be owned and maintained
by NMID.
13. Due to the size of the subdivision no traffic study has been prepared. Using the ACHD
formula, this subdivision will generate an additional 140 vehicle trips per day on N. Ten
Mile Road. This does not include the 10 vehicle trips generated by the existing dwelling,
which will remain as part of the subdivision.
14. A pre -application meeting was held on May 28, 2003 with Steve Siddoway, Meridian
City Planning staff, and Richard Cook, Briggs Engineering.
