Statement of Characteristics: The proposed subdivision is an infill development consisting of 15 residential lots (one existing) on 4.47 acres. It will provide mid-range priced homes on lots that range from 6500 square feet to 10,724 square feet. The average lot size is 7,455 square feet. The lot sizes are larger than those in the Berkeley Square Subdivision and smaller than those in the Rod's Parkside Creek Subdivision. However, with the lower density this subdivision will provide a good transition between the two subdivisions. 6. The proposed R-8 zone is required to permit the applicant to acquire the density needed to make the project viable. With a gross density of 3.50 dwelling units per acre the proposed subdivision with an R-8 zoning designation will be compatible with surrounding development and zones. The proposed R-8 zone is in compliance with the Meridian City Comprehensive Plan for "Medium Density Residential" as indicated on the City of Meridian Future Land Use Map and referred to in Chapter VII, page 95.
