Summary of Public Hearing:
Mr. Cornel Larson, representing Sundance Investments, testified in favor of the
application. He clarified the uses listed in Exhibit C (allowed uses), the hours of
operation and the desire of Sundance to be able to expand the Michael’s of Oregon uses
into this development. He also stated that the Applicant will add the 7,485 square feet of
open space, as addressed in the staff report.
No testimony was received in opposition to the application.
The Commissioners discussed the types of uses to be allowed in Special Use Area “A”,
along the east boundary.
Key Commission Changes to Staff Recommendation:
The Commission amended the definition of “Construction Business/Contractor’s Yard”
to allow this use within Special Use Area “A”.
The Commission also changed item 2.e. (page 7) to allow an expansion of the Michael’s
of Oregon operation.
Outstanding Issues for City Council:
1. To date, the conceptual master plan has not been amended as required by the
Commission to demonstrate how the 10% open space requirement/amenity will
be provided. This modification will also impact the Silverstone Business Campus
Preliminary Plat, which has already been approved (September 23, 2003).
