I am writing this ]ether in opposition of the Stapleton Subdivision proposed R-8 zone and conld~dE 1
use permit for a planned development at 3680 West Ustick Road. I am a resident of Dakota Ridge
subdivision and my house is located drectly to the south of the proposed Stapleton Subdivision.
As the current proposed plan lays out the entrance and exit to the proposed subdivision is directly
behind my house. This will cause a significant increase in the haffic along Ustick Road, along with
increasing the road noise associated with automobiles slowing down to enter the subdivision and
leaving the subdivision. This traffic increase is of concern also, as Ponderosa Elementary is located
within''/s of mile from the proposed subdivision with young children walking to and from school
daily.
The proposed subdivision is proposing a minimum lot size and minimum square footage. With the
addition of Stapleton subdivision in such close vicinity to Dakota Ridge subdivision offering a
siggificant lower lot, size and square footage will undoubtedly decrease our home values. We have
ahroady experienced a decrease in our home values as Willdas Ranch was established last yeaz with a
decrease in price and square footage also.
I realize other ideas have been proposed for this location and we will not be able to block everything
from moving in. Although, adding another subdivision along an already very busy street with a high
level of young children traveling on is not safe and will potentially cause an increase in traffic
crashes.
As a homeowner in Dakota Ridge subdivision, I made the decision to move here due to the higher
end homes located in Dakota Ridge and the higher level of residents we would be surrounded by. All
of these benefits have increased the value of our home over the past 3 years: I feel the addition of
this subdivision with a decrease in size lot and minimum square footage will have an effect on our
daily lives as well as plans to sell our home.
Thank you for your consideration in opposing the proposed Stapleton Subdivision, putting the
residents of aheady established subdivisions above the need of builders to continue to expand in an
already Bowing Meridian.

My name is Claudina Engle. lam a licensed Real Estate Broker in the State of Idaho.
I have represented Ruth Wilkins in the sale of her property, now called Wilkins Ranch.
P also have been involved in the sale and development of other properties in the area.
This area is a fast growing community, with the south side of Ustick Road having some well planned
subdivisions and a school. Stapleton Subdivision would be a better neighbor than a mix of commercial ,
office or light industrial,
Approval of the Stapleton Subdivision would be the highest and best use of this property, as well as future
planning for this area surrounding the sewer plant for similar residential use.
