It is the intention of Dutch Bros. to construct a new 366 sq. ft. drive thru coffee facility on this parcel of land that is currenty zoned C-G. This use is albwed within the C-G zone with proper CUP approval. The building will meet the parking requirements by providing (1) shared parking space with the adjacent commercial facility to the East. The required street side landscape buffer will only be devebped for the section of the street that abuts the proposed development. The remainder of the landscape buffer wiN be completed at a future time. The proposed 23'-0" high facility is well under the albwed maximum albwed height and the facility is situated such that it complies with the setback n~uirements for the C-G zone.
