HomeMy WebLinkAboutSilverstone Bus Campus Cover ShSTAFF SUMMARY OF PLANNING AND ZONING COMMISSION RECOMMENDATION TO CITY COUNCIL Project Name: Silverstone Business Campus Case No(s).: AZ-03-016 & PP-03-018 Applicants: Sundance Investments (AZ) & Pinnacle Engineers (PP) P&Z Commission Hearing Date: August 7, 2003 Recommendation: Approve with conditions (both applications) Summary of Public Hearing:  The applicant’s representative, Cornel Larson, testified in favor of the applications. He noted that a neighborhood meeting was held on this project.  There was no testimony in opposition to the applications. A 7-2-03 letter was submitted to the City by Trevor C. Roberts of Sutherland Farm, Inc. requesting a modification be made to the plat to match Sutherland Farm’s design. (The design was amended to accommodate Mr. Roberts concern.) Key Commission Changes to Staff Recommendation:  Annexation: None  Pre-Plat: Minor wording change regarding the Eight Mile public pathway easement Outstanding Issues for City Council:  The companion variance application for exceeding block length must be approved in order for the preliminary plat application to be approved.  A Planned Development application for the same property was submitted after the AZ and PP applications (see variance application summary for a more detailed explanation). The City Council may want to address the requested allowable uses and how the Development Agreement will relate to this subsequent PD application. (See the AZ findings for more detail.)  The ACHD Commission included a special note to the City regarding bike lanes on one of the new proposed streets (see condition #3 of ACHD’s conditions in the P&Z Recommendation). The P&Z Commission did not address this special note during their public hearing but the Council may want to review this item.  Any approval should reference the revised preliminary plat, dated 8/22/03 and received by the City Clerk 8/22/03.
