Project Narrative
The Traditions by Amyx II, LLP, hereby applies for final plat of 18 single-family residential lots, 4
common lots and 1 ACHD storm drainage lot on 8.06 acres.
The property is currently vacant. To the west of the site is unplatted property and Settlement Bridge
Subdivision No. 5; to the south is Zebulon Heights Subdivision No. 2 and future phases of Zebulon
Heights. To the east is unplatted property. The gross density of the final plat is 2.23 dwelling units
per acre, with a new density of 2.7 dwelling units per acre. The minimum property size is 8,044
square feet, with the average property size being 11,823. The North Slough bisects the property,
and common area is provided in conjunction with the easement to provide open space.
The preliminary plat was approved on April 19, 2005. An 18-month administrative time extension
was approved on May 2, 2006, which was valid until October 19, 2007. The first final plat was
signed by the Meridian City Engineer on September 27, 2007. A second, Council-level time
extension was approved on Apri17, 2009, requiring signature of the Meridian City Engineer by
September 27, 2010, for this phase.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The fmal plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. OS-006 which was recorded as
Instrument No. 105067163. The applicant entered into a Development Agreement, recorded as
Instrument No. 106111627.
