Greetings:
Please accept this letter as support for the above referenced application for a Conditional Use Permit to
allow residential use at the property located at 503 West Broadway, located in the IL Zoning, by Creekside
Builders.
The subject property is directly across the street from my residence at 436 West Broadway.
Creekside has been a good and conscientious neighbor since they acquired the residence and improved
the property. Not only is the allowed use of a contractors holding yard/parking lot operated in such a way as
to be as little intrusive as possible, in appearance and operation, but the residence is improved and
maintained to a high quality. Further, the residential activities are also very low and also unobtrusive.
Their use is in wide variance to the former machine shop operation, located two door to the east, which was
also allowed in the IL Zone apparently, either by current zoning or "grandfather rights" which you as
Municipal Authorities apparently had little ability to control. It was an eyesore and obnoxious.
My support for the residential use described by this application, is based on that use is more compatible
than the allowed uses by former Commissions' who decided, in their wisdom, to zone these properties as
IL, apparently primarily due to their rail frontage (but no access to the rail lined as their only basis. Certainly it
was not because Broadway Avenue was adequate to serve IL uses and the single family housing, although
also "wisely" rezoned zoned multi-family, is hardly compatible with the IL Zoning as well.
Be that as it may, IL Zoning is the factual legal standing, but residential use is more compatible. Further, I
believe that if persons are residing there, they are in a position to monitor the activities of the allowed uses
and insure they continue to operate at their present unobtrusive levels. They are also there to maintain the
property and not allow it to fall in disarray as we have seen nearby.
Based on the above, please let me again restate my support for this Conditional Use Request.
