Broadway Avenue, Suite 210 Meridian, Idaho 83642 RE: Comprehensive Plan Amendment and Rezone - Seyam Subdivision. ladies and Gentlemen: We are submitting an application for a Rezone and Comprehensive Plan Amendment for acres of property on the Northeast and Northwest corners of Franklin Road and Touchmark Avenue in Meridian. Current Zonin¢ Currently, the property has a split zone between General Commercial (C-G) and Light Industrial (I-L). From the center line of Franklin Road, the property is zoned C-G to the North approximately 295 feet, where it is zoned I-L. The property to the West of the subject property is Ashley Furniture and RC Willey, and is zoned C-G. The property to the North is a multi- tenant, 142,800 square foot warehouse zoned I-L, and the Union Pacific Railroad. The property to the East is zoned RUT in Ada County, and the property to the South is zoned L-O and C-G and consists of the Portico and Touchmark Commercial Developments. Prouosed Zoning We are proposing to change the Comprehensive Plan and the Zoning as depicted on Exhibit A, which is attached to this letter. The Comprehensive Plan line that is currently depicted on the plan to the West of Touchmark Avenue needs to be shifted to the North approximately 151 feet. This will give us one Commercial lot on the corner of Touchmark and Franklin Road, and an Industrial lot to the North of Ashley Furniture. On the East side of Touchmark, we are proposing to change the Comp Plan from C-G on the South of the property to I-L. Seyam Subdivision Comp Plan Amendment/Rezone 11/30/2009 Page 2 of 2 Future Develoament We feel that the zoning described above will be a good fit for the future development of the property. The difference in grade between Franklin Road and the property to the East of Touchmark is too great to allow for retail or commercial buildings on the frontage of Franklin Road. The site lends itself to bean excellent location for light manufacturing, warehouse and distribution and is a prime spot for a company to locate that is close to the freeway and in the center of the valley. There is a local company that has expressed interest in building a distribution building on the property, however we cannot release their name at this time as they have asked that their name remain confidential. The property to the West of Touchmark, adjacent to Ashley Furniture is a prime spot for a retailer to locate. On the Preliminary Plat of the Seyam Subdivision, we have proposed a C-G lot on the Northwest corner of Touchmark and Franklin Road. The elevation of the ground is such that the proposed zoning would work well, and the lot is large enough to accommodate more than just a strip retail building, if a larger retailer was interested in locating there. The property to the North of Ashley Furniture, on the corner of Lanark St. and Gaudians, is perfect for a smaller, flex space or light industrial building.
