Dear Shari,
During a discussion on July 11th, you and I discussed the potential
divisions of three existing parcels--located on Linder Road (see
Attachment A). In order to qualify for the one-time division of
each parcel, we understand that the divisions must comply with the
following:
• Each division must maintain applicable lot size,
frontage, and dimensional standards in the zone. The
property is currently zoned I-L.
• Provide evidence that each original lot was established
prior to April of 1984 (see Attachment B)
• Provide the City of Meridian with a copy of the Record of
Survey
Shari, as discussed, the purpose of my call to you was to ensure
that you are made aware of the potential divisions so that this
process can proceed as smoothly as possible. If I have
misinterpreted the requirements, or if you have any concerns, then
please send me a fax with your comments (ASAP).

unto the ADA COUNTY HIGHWAY DISTRICT, a Body Politic and Corporate of the State of

described premises located in ADA County, Idaho, to-wit:
A parcel of land for public right-of--way located in the Southeast 1/4 of Section 11, T.3N., R.1W.,
Boise Meridian, Ada County, Idaho, more particularly described as follows:
Commencing at an iron pin marking the southeast corner of the Southeast 1/4 of Section 11,
T.3N., R.1 W., B.M., Ada County, Idaho;
thence North 00°S8'SS" West, 757.89 feet along the easterly boundary of the said Southeast
1/4 of Section 11 which is also the centerline of Linder Road to a P.K. nail, said P.K. nail being the
REAL POINT OF BEGINNING of this description;

Building site Flan Review and Right-Of-Way Requirement
In order for the Ada County Highway District to approve the building site
plan of the above noted project, the following conditions must be completed.
1. The District requires dedication of 45-feet of right-of-way from the
centerline of Lind®r Road for this project.
Please provide a legal description of the total groperty along with the
total area and documentation of the value of the land. Provide a legal
description 'Eor the required additional right-of-way with a calculation of
the area, signed and stamped by a registered engineer or land surveyor. Also
provide the names, addresses, phone numbers. and Federal Tax TD number
(corporation) or social security number of the fee title ownership (current
property owner(s)) of the property being conveyed as additional public right-
of-way.
Upon receipt of required information and a abort note requesting
compensation for the additional right-of-way, the bistrict will prepare the
neeesaary conveyance instruments for the signatures and record documents with
the Ada County Recorders Office. The District will compensate the property
owner(s) for dedicated right-of-way as set forth in the Ada County Highway
District Impact Fee Ordinance No. 188 and regulations for right-of-way
acquisition.
Please send the above-mentioned information to Larry Sale, Ada County
Highway District, 31$ P, 37th Street, Hoise, YD 83714 with reference to the
name of the project, the file number and address.
z. On the site grading plan, please show a 5-foot wide concrete sidewalk
along the Linder Road frontage at one foot from the new property line.
3. Provide a vicinity map showing where this site is.

commencing construotion.
