Please recall that we recalculated the FAR prior to the P & Z Commission hearing and provided those
recalculations to staff. The FAR range (.98 to 2.45) in the MVC area is consistent with the desired range
of l .00 - 1.25 or less. Hence a portion of the second sentence can now be deleted.
The applicant is proposing 3,140 parking spaces, and 362,500 square feel of retail/restaurant space

The change is self-explanatory.
A Development Agreement (DA) will be required as part of the annexation of this property. Prior to
the annexation ordinance approval, a DA shall be entered into between the City of Meridian, the
property owner(s) at the time of annexation ordinance adoption, and the developer. The Applicant
shall contact the City Attorney's Office within one year of Council approval to initiate this process.

We explained to the P & Z Commission that it would be impossible to identify hydrants outside
of the project and that these locations will be known to the Fire Department. The Fire
Department indicated that this is really an informational comment so we have suggested the
following clarification:
3.2 Final Approval of the tire hydrant locations shall be by the Meridian Fire Department.
a. Fire Hydrants shall have the 4 ''/z" outlet face the main street or parking lot aisle.
b. The Fire hydrant shall not face a street which does not have addresses on it.
c. Fire hydrant markers shall be provided per Public Works specifications.
d. Fire Hydrants shall be placed on corners when spacing permits.
e. Fire hydrants shall not have any vertical obstructions to outlets within 10'.
f. Fire hydrants shall be placed 18" above finished grade to the center of the 4 ''/z" outlets.
g. Fire hydrants shall be provided to meet the requirements of the IFC Section 509.5.
h. Show all proposed or existing hydrants for all new construction or additions to
existing building within the Proicct.

We have added the following facts for claritcation.
3.3 The proposed project will require availability of a ladder truck within 2 '/: miles of the project
to serve all buildings greater than 30 feet in height. There is a fire station within 21l/2 miles of
the uroiect and the City uurchased a ladder buck in 2009
