My name is Mike Vail and I live at 3022 S. Bailey Way in the Cabella Creek
Subdivision.
I am here to voice my objection to the change in the zoning
As we all know there has been a dramatic change in the Real Estate market over
the past 2 years. The original developer of Cabella Creek is gone and the property
was purchased by Coleman Homes. This property was distressed for a lengthily
period of time giving any prospective purchaser the opportunity to understand
the zoning issues and plan for housing that fit the lots, especially a developer that
claims to have a lengthy track record in home development that Coleman does.
The need for this type zoning fills a need in a community but Not HERE. This
property is laid out to harmonize with Salmon Run development to north that
shares the same traffic entrance and exits. It also conforms to the
recommendations laid out by this group in February 2008 covering the long term
plan for south Meridian
In the area there is R-8 zoned lot available Directly to the south in Tuscany
Village with room to expand and Sage Land to the east, along with a recently
approved 91 acres at Cavenaugh Ridge (Formerly Refection Ridge) This leaves
opportunity for those that want to live an R-8 Medium Density Residential area
room to do so now and in the future.
Coleman claims it is going to develop only 7 lots that have the smaller foot print
but after purchasing the property in late July or early August there has been
advertisement of homes that start at 1271 square feet even though the zoning
issue is now being resolved. I question the statement that the developer will keep
the smaller house to a minimum number
Coleman is wanting to change the zoning for 7 lots out of (I think 39) or roughly
18%. Why bother.
Again I do understand that the real estate market has changed drastically but a
short term fix on a small number of lots has a forever lasting effect on this and
surrounding developments.
I ask you to deny this request.
