New Prototype Mid Size/Bear Creek Restroom Building and Maintenance Storage Building
Meridian Parks and Recreation
Dear Elroy:
Thank you for requesting the services of Cole ~ Associates Architects for the above referenced project. We look
forward to working with you on this project.
Scope of Work
The scope of work will include the following: A new restroom building and maintenance storage building for the
City of Meridian Parks located at Bear Creek Park. The restroom facility will provide 3 water closets and 2 sinks
for women and 2 water closets, 2 urinals and 2 sinks for men. The facilities will be designed to meet ADA
requirements. The new facility will have the following: CMU for the exterior and interior partition walls, trussed
roof with metal roofing material. The floor will be a concrete slab. Utilities (water, sewer, and electrical power) are
located on site within the general area of the proposed building.
Scope of Services
Our services will be broken into the following: Conceptual Design, Construction Documents, Bidding, and
Construction Administration.
Conceptual Design
Cole ~ Associates Architects will provide the City of Meridian Parks Department with a conceptual design for the
proposed building that will include the following items: site plan, floor plan and exterior elevations.
Construction Documents
Upon approval of the Conceptual Design Cole ~ Associates Architects will provide Meridian Parks Department
with computer generated Construction Documents for the proposed building that will include the following items:
A. Site Plan
B. Architectural Floor Plan.
C. Exterior Elevations.
D. Building Sections.
E. Wall Sections and Details.
F. Roof Plan and Details.
G. Schedules (Door, Window, Finish).
H. Structural Design and Details.
I. Mechanical Design and Details.
J. Plumbing Design and Details.
K. Electrical Design and Details.
L. Specifications.

The following items area not included in our fee proposal and will be considered additional services: civil
engineering, geotechnical engineering and reports, and landscape.
Biddin
Cole ~ Associates Architects will assist Meridian Parks Department with distribution of documents, pre-bid
conference, and response to correspondence during the bidding phase of services.
Construction Administration
Cole ~ Associates Architects will assist Meridian Parks Department during the construction phase of services. Cole ~
Associates Architects will visit the site to review construction progress, provide field reports, review contractor
payment request, and provide necessary response and correspondence for change order requests, request for
information, proposal requests. Cole ~ Associates Architects will assist the Owner with close out documents and
determination of Substantial Completion.
Owner Responsibilities
1. The Owner will provide the Architect with a legal description of the property.
2. T'he Owner will provide a topograhpic and boundary survey for the property.
3. The Owner will pay for all required permits and fees.
4. The Owner will provide and pay for geotechnical investigations and reports.
5. The Owner will pay for all necessary special inspections.
6. All other engineering consultants not provided in this proposal are to be the responsibility of the Owner.
Reimbursable Ezpenses
1. Travel expenses for mileage at .41 cents per mile.
2. Computer plots, blue prints, and photocopies
All items except mileage and travel will be invoiced at cost plus 10%.
Additional Services
1. The services of disciplines other than described in the scope of services above.
2. Preparations of design options, which differ, form the scope of work described above.
3. Any other services not included in the above described work, and as noted in the Standard Form of Agreement
Between Owner and Architect (AIA B141-1997), Article 3, "Additional Services". All additional services will
be invoiced per our standard hourly rates:

Principal 90.00/hour
Project Manager 80.00/hour
Project Architect 70.00/hour
CADD 65.00/hour
Clerical 45.00/hour
Fee
Cole ~ Associates Architects, PA would like to propose that AIA standard contracts for Architectural services be
used for this project. Our fee for the above-described services will be as follows:
Basic Services
Architectural 7,000.00
Structural (Pinnacle Engineering) 1,200.00
Electrical (Mulder Engineering) 1,200.00
Mechanical (Musgrove Engineering) 1,600.00
Total Basic Services
11,000.00
