FIRST AMENDMENT TO LEASE
This First Amendment to Lease, made and entered into May ~ , 2003 by and between William A.
Hon Family Limited Partnership, an individual (hereinafter "Lessor") and the City of Meridian, a Body
Corporate of the State of Idaho (hereinafter "Lessee").
WITNESSETH:
WHEREAS, Lessor's predecessor in interest, William A Hon, and Lessee entered into a lease dated
December 19, 2000, (hereinafter "Lease"), under the terms of which Lessee leased general office
space as defined in the Lease (hereinafter the "Premises") at 660 East Watertower Lane, Meridian,
Idaho (hereinafter the "Building");
WHEREAS, Lessor and Lessee have agreed to expand Lessee's existing premises per the terms
stated herein.
WHEREAS, Lessor and Lessee upon the execution of this First Amendment to Lease hereby
mutually amend the Lease under the terms and conditions hereinafter set forth:
NOW THEREFORE, in consideration of the mutual covenants herein contained, and other good
and valuable consideration, the receipt and sufficiency ofwhich is hereby acknowledged, the parties
agree as follows:
Premiisesi Lessee shall relinquish a portion of the Premises and add additional space within the
Building. Effective May 15, 2003, the 724 RSF on the first floor shall no longer be a portion of the
Premises leased by the Lessee. The Demised Premises leased per the Lease shall be expanded as
follows:

1. ~o~r pencement Base Rent for Expansion Space: The commencement of Base Rent for the
Expansion Space portion of the Lease shall begin May 15, 2003.
2. Les~e's Pro Rata Share: Lessee's Pro Rata Share as defined in Section 33 of the Lease
Agreement shall be 46.47%.
3 , D~fivery of Premises: Lessee's occupancy of the added premises shall be deemed by Lessor
as acceptance of the added premises condition by Lessee.

April 1, 2004 -March 31, 2005 $12,256.54

In the event of a conflict between the terms of the Lease and this First Amendment to Lease, the
terms of this First Amendment to Lease shall control. Except as expressly modified by this First
Amendment to Lease, the Lease shall remain unchanged and in full force and effect. This First
Amendment to Lease shall not be modified or amended except in writing, signed by the parties heretq.
Notwithstanding the foregoing, Section 38 of the Lease is ratified and aflirmed as applicable to this
Amendment.
