We will be providing some fencing around the perimeter of the development along W. Cherry Lane with some landscaping along this area which is indicated as the corner of Vineyards. One thing I'd like to mention is that the application for the final plat which I submitted to Jack indicated the minimum square footage would be 1300 sq. feet, Mr. Boesiger has indicated that that has been changed in the protective covenants to reflect an increase to 1500 sq. feet. I'd be happy to answer any questions? Tolsma: Have you seen the City Engineer's comments? Bowcutt: Yes we have reviewed those and we will comply with any of the conditions of approval. Giesler: What is the price range of homes for this phase? Is it comparable to in phase I? Bowcutt: I think that would be a question that Mr. Boesiger could better answer than myself. Boesiger: The same as phase I. From $110, 000.00 to ~130~ 000.00 range. • • MERIDIAN CITY COUNCIL OCTOBER 6, 1992 PAGE 13 The Motion was made by Giesler and seconded by Tolsma to approve the final plat on the Vineyards #2: Motion Carried: All Yea: ITEM #iG: PRE-TERMINATION HEARING: WATER/SEWER/TRASH DELINQUENCIES: Kingsford: THIS IS TO INFORM YOU, IF YDU CHOOSE TO, YDU HAVE THE RIGHT TO A PRE-DETERMINATION HEARING AT 7:30 P. This planned development will accelerate the need for Joint School District No. 2 to construct additional classrooms and/or to adjust school attendance boundaries. Meridian Schools do not have excess capacity. Nearly every school in the district is beyond capacity. The Meridian School District supports economic growth for Idaho and specifically the district's area, but such growth produces a need for additional school construction. We ask your support for a development fee statute on new home construction. We ask your support for a development fee statute on new home construction or a real estate transfer fee to help offset the costs of building additional school facilities. If this support is lacking then we ask that additional residential development be denied. Residents of the new subdivision cannot be assured of attending the neighborhood school as it may be necessary to bus students to available classrooms across the district. We ask that you assure the developer will provide walkways, bike paths and safe pedestrian access. AMA. ~ RE: THE VINEYARDS SUBDIVISION N0. 2 tFINAL PLAT) September 21, 1992 1 have reviewed this plat submittal and have the following comments for your consideration as conditions of the applicant during the approval process: 1. PLAT SHEET 1: a. Add a note to the easement shown along the back lot lines of Lots 16, 17, 18 - Block 4 stating this is for a future road right of way. b. The 50 foot culdesac radius meets the ACHD requirements however, the property pins will be lost during construction of the sidewalk. I recommend either a 52 foot radius, as was used in the No. 1 subdivision or a 2 foot offset or witness corner be used. c. Add a note stating "The owner of a lot is responsible far maintenance of any irrigation or drainage ditch or pipe crossing the lot unless the maintenance authority is assumed by an irrigation/drainage ditch." d. Submit street name approval letter from Ada County. 2. PLAT SHEET 2: a. In the "Approval of City Council" statement change Boise to Meridian.
