I am attaching a .pdf copy of the revised preliminary plat for the Cavanaugh Ridge project. Revisions have been
made in response to our meetings with you on Tuesday of last week, and with ACRD on Wednesday. In summary,
the western area of the project has been re-designed to:
1. Eliminate previous stub street to the south property line, which was a recommended revision of your
staff report. In our meeting with ACHD, their staff indicated this removal would be acceptable to the
District.
2. The previous 40-ft access easement along the westerly boundary was replaced with a public street.
Please note, the street is provided with 50-ft ofright-of--way adjacent to the Cavanaugh Ridge west
property line. As discussed with ACHD, we are proposing that construction by Cavanaugh Ridge
include the easterly half of the street and 12-ft of pavement on the west side. The remainder of the street
on the west side would be constructed by the adjacent developer at the time of a future development
application. This complies with ACHD policies.
3. Roadway, lot layout and open space configurations are revised to accommodate the street added at the
west property line. In total, these revisions altered the lot distribution. Updated totals are shown on sheet
P100; there are now 282 total lots, 255 of which are single-family and 27 are common areas.
4. The multi-use pathway along the Ridenbaugh Canal has been adjusted to cross the common area of Lot
1, Block 3 and intersect Locust Grove Rd. at W. Wrightwood Drive. The pathway also continues along
the westerly wide of Locust Grove Rd. from Wrightwood Drive to the Ridenbaugh Canal.
5. A multi-use pathway has been added parallel with the westerly boundary (lying along the easterly side
of the added street) to provide a connection to the Farr Lateral pathway.
Please advise me on how many printed hard-copies of the revised preliminary plat are necessary, and I will have
them delivered.
