SUBJECT: MCU-09-001 -Locust Grove Plaza LLC/Assisted Living Facility
Dear Commissioners,
I regret that I am unable to attend the hearing, due to the fact that I am out of town.
As the applicant listed for the project, I represent the owner of Locust Grove Plaza LLC,
Scot Halladay. Please accept this written letter as my testimony and please refer to Scot
for the any required verbal testimony, or if any questions arise from other testimony.
The proposed application of the stucco materials in the application has good
relationships that compliment each other and are strategically placed in areas that the
materials acted as a unified pallet of complimentary materials and colors as indicated in
the design guidelines. By removing the canopy, it reduces the scale of the building
facing the residential neighbors. The overall goal of this modification application,
however, is to improve the quality of life that the residents will have in this facility. By
using stucco as indicated in the proposed elevation, it creates a continuous barrier from
foundation to soffit, reducing the chance of moisture penetration, therefore reducing the
chance of maintenance and health concerns within the facility.
The elevations propose the use of lap siding only at the corner of the building that
addresses the intersection and the pedestrian plaza. By placing only in this location
anchors the building to the corner and designates this area as a public space.
I appreciate your time and consideration on this proposed modification and ask that you
vote in favor of the modification as recommended by staff
